Broad Park is a small, laid-back certificated site nestled in the beautiful, unspoiled countryside, for families and couples to come and relax (no groups of single people) You'll be staying in a tranquil location, surrounded by nature. This small site has 10 grass tent/trailer tent pitches, NO VANS ON THESE PITCHES (8 with electric hook ups) and 2 gravel pitches with electric hook ups for vans, motorhomes and caravans.There is an amenities room with washing area, fridge, freezer, toaster and microwave. If you're looking for luxury, cozy Shepherd's Huts are also available for glamping. No need to wander far, however, as it's a 5-minute drive from The Big Sheep family theme park, and 15 minutes from Westward Ho! Beach.

The site is a peaceful place to relax. There are Pigmy goats, alpacas and horses to entertain you. Cook up a barbecue, toast marshmallows over a fire (baskets and logs available to hire), and chill out under a sky full of stars which, on a clear night is breathtaking due to low light pollution.

Conveniently, this base is roughly a mile from the A39, with Villages, beaches, resturants and shops a short drive away. Options like the Tarka Trail and coastal path are within easy reach and Bideford is only five miles away.

Two cozy Shepherd's Huts are also available for glampers, complete with private wood fired hot tubs, private garden, BBQ, hammock, kitchenettes and double beds. A private en-suite shower room, towels and bedding are included. Strictly no children,visitors (this includes family camping on site) or dogs in the huts or garden area of huts.

Here at Koa we provide most things that would need for your time away to make things easier. Here are some key points and things that you might need to bring.

Upon arrival you will find your beds already made with pillows along with a stock of firewood to keep you toasty for a couple nights (extra wood is available if needed at a small cost just ask a member of staff).

In the shared kitchen area you will find your allocated fridge and cupboard. Inside the cupboard we provide a frying pan, saucepan, plates, bowls, glasses, teacups, chopping board, knifes and forks along with a selection of items to help you cook including a cleaning selection and a kettle.

A 3 Bedroom, 2 storey cottage sleeping 6, comprising an en-suite double bedroom plus another double and a twin bedroom sharing a second shower room. In addition to a comfortable ground floor seating area with sofa bed, kitchen with dishwasher and W.C. there is also an enclosed outside sitting area.

A cosy first floor apartment situated adjacent to Fosfelle House Reception. Bramble is accessed via external stone steps which afford stunning sunsets. The accommodation comprises a shower room, double bedroom, a smaller second bedroom with bunk beds, kitchenette and dining area. There is also an enclosed outside sitting area.

In an array of colours in keeping with it’s name, Joseph is a converted single decker coach which sleeps 2. This is a romantic option with the usual comforts of a shower room, kitchen and seating area. Joseph is situated at the top end of the paddock overlooking the site which affords a great view of the other glamping/camping areas. It has its own outdoor sitting space and is visited by our donkeys, namely Costello and Flatley and alpacas, Horizon, Indiana and Oklahoma.

There is a hot tub on site which can be booked for a small fee. The caravan area is peaceful and it is only a 10 minute walk to the nearby village of Hartland. In addition to a post office and general store, the village boasts 3 good pubs which all provide excellent meals and are dog friendly.




Camping Pitch

A converted red double decker bus which sleeps 4/5. Agatha Christie themed, it is a favourite of young and old with accommodation comprising of a downstairs shower room, seating area with 2 single beds to the rear. Upstairs comprises a seating area, kitchenette and a double bed area. Bertram is situated near to the bottom of the paddock with its own fenced outdoor sitting area. Guests are often visited by the 3 alpacas and 2 mini donkeys as they graze their days away.

Quince is a 2 Bedroom ground floor apartment with an enclosed outside seating area. The accommodation sleeps 3 people across 1 double and 1 single bedroom. The shower room is accessed off the kitchenette, which in turn is accessed from the lounge/dining area. This is the most accessible of our cottages.

Q. What do I need to bring?

a. - You need a towel and swimming costumes, we do hire wetsuits to those who need, but youre more than welcome to bring your own
 - You can also wear wetsuit boots/socks in the aquapark but may not fit into the wakeboard bindings.
 - Lifejackets/impact vests must be worn at all time when in the water and we provide these for everyone
 - Wakeboards are provided free of charge for non-obstacle users and we do hire out obstacle board of better quality for the jumps at �3. Once again youre more than welcome to bring your own gear
 - Helmets are provided for all wakeboarders and ringoers and must be worn
 - For Paddleboarding we do require you to bring an old pair of trainer that you don't mind getting wet as you have to wear footwear while doing it


Q. What happens when I arrive?

a. We ask that you arrive at least 30 minutes before you're booked onto the water, this is so that we can sign you in and complete a medical declaration if one has not already been done. Then we will sort you out with a wetsuit if needed and a wakeboard lesson or Aquapark briefing before you go onto the water. Once this is done we'll get you on the water and having fun


Q. Are dogs allowed?

a. Dogs are welcome as long as they are friendly and on leads, however there is a public footpath around the lake to walk around

Q. What on site facilities are there?

a. We have wet heated changing rooms for everyone to use along with toilets. We also have outside and inside seated areas with undercover picnic benches for relaxing and watching on

Q. What happens if its raining?

a. We still run all of our activities when it rains (as you get wet in the lake anyway!). The only time we will ever cancel is due to extreme winds, fog or lightening, for all of these we will phone up and give as much notice as possible. If this happens we will refund or reschedule bookings

a. We have a free of charge carpark right next to the lake and clubhouse, you just have to drive down through the sheep field and were on the other side of the fence
