Here at Koa we provide most things that would need for your time away to make things easier. Here are some key points and things that you might need to bring.

Upon arrival you will find your beds already made with pillows along with a stock of firewood to keep you toasty for a couple nights (extra wood is available if needed at a small cost just ask a member of staff).

In the shared kitchen area you will find your allocated fridge and cupboard. Inside the cupboard we provide a frying pan, saucepan, plates, bowls, glasses, teacups, chopping board, knifes and forks along with a selection of items to help you cook including a cleaning selection and a kettle.

No 8 is located in parkland Penstowe that is surrounding Manor. 30 acres of well kept area that is wooded walk or flake out. Penstowe Park is adjacent to the town of Kilkhampton. Well behaved dogs are welcome.

Grass campervan pitches

Delve into Dipple Farm and experience and enjoy the divine beauty offered by the North Devon countryside. Nestled in the valley of the River Torridge our lovely farm offers views up and down the valley and even to Dartmoor in the south.


We are the Cochrane family – Betty, Carol, Lilly & Steve. Carol & Steve bought the farm in 2017 after moving from London. We moved to Devon to change our lifestyle and enjoy a more sustainable life growing our own food, drinking our own water and using our own wood. Our farm motto is |Holding| Worth| Keeping| and it is a long-term family project which we hope you will want to come and see and play a part in.

Dipple Farm

A favourite with many guests because of the exceptional views of the sea and countryside. Situated in the corner of the courtyard, where you enter underneath the original barn steps.  The lounge area has a pair of reclining leather sofas and the kitchen is also well equipped.

Squirrels Hollow

With exceptional sea views and Situated next to Moles Burrow you also enter through a stable door. The lounge area has 2 comfortable reclining leather sofas.   

Badgers Sett

Similar to Demelza with views overlooking the fields to the rear and the courtyard and although sleeping up to 6 the lounge and dining areas are smaller than the other 3 bedroom cottages.

Verity

A spacious cottage with a well equipped kitchen including a dishwasher.  Doors lead to a decking area with summer house overlooking the coast.A king sized bed with en-suite shower room.  A sofa bed will sleep an extra person two but this is strictly by arrangement and is chargeable. We have now have a wood burning stove for extra ambiance during the colder months.

The Gatehouse 

Situated on the end with a layout similar to Verity.  The open-plan living area has views overlooking the fields to the rear.Although sleeping up to 6 the lounge and dining areas are smaller than the other 3 bedroom cottages.

Demelza

This recently refurbished cottage has an entrance through the stable door here you will find an open plan living area which has 2 comfortable reclining leather sofas.

Otters Holt

Situated on the end of the row through the stable door you will find the open plan area featuring  a wood burner built into an original fireplace for that rustic, homely feel. The comfortable lounge area has a reclining leather sofa and an arm chair to relax.

Moles Burrow

Toad Hall is characterised by its large window overlooking the courtyard allowing morning sunshine to flood through the lounge and dining area.The comfortable lounge area has two reclining leather sofas to relax in front of the TV.

Houndapitt Cottages offer any occasion that is unique for just two - 6 people, pet friendly, and set simply a mile from Sandymouth coastline in a place of outstanding natural beauty on the tough, North Cornish coastline.

A 3 Bedroom, 2 storey cottage sleeping 6, comprising an en-suite double bedroom plus another double and a twin bedroom sharing a second shower room. In addition to a comfortable ground floor seating area with sofa bed, kitchen with dishwasher and W.C. there is also an enclosed outside sitting area.

A cosy first floor apartment situated adjacent to Fosfelle House Reception. Bramble is accessed via external stone steps which afford stunning sunsets. The accommodation comprises a shower room, double bedroom, a smaller second bedroom with bunk beds, kitchenette and dining area. There is also an enclosed outside sitting area.

In an array of colours in keeping with it’s name, Joseph is a converted single decker coach which sleeps 2. This is a romantic option with the usual comforts of a shower room, kitchen and seating area. Joseph is situated at the top end of the paddock overlooking the site which affords a great view of the other glamping/camping areas. It has its own outdoor sitting space and is visited by our donkeys, namely Costello and Flatley and alpacas, Horizon, Indiana and Oklahoma.

There is a hot tub on site which can be booked for a small fee. The caravan area is peaceful and it is only a 10 minute walk to the nearby village of Hartland. In addition to a post office and general store, the village boasts 3 good pubs which all provide excellent meals and are dog friendly.




Camping Pitch

A converted red double decker bus which sleeps 4/5. Agatha Christie themed, it is a favourite of young and old with accommodation comprising of a downstairs shower room, seating area with 2 single beds to the rear. Upstairs comprises a seating area, kitchenette and a double bed area. Bertram is situated near to the bottom of the paddock with its own fenced outdoor sitting area. Guests are often visited by the 3 alpacas and 2 mini donkeys as they graze their days away.

We have 5 pitches all of which enjoy hard standing, picnic tables, water and electricity. There is a hot tub on site which can be booked for a small fee. Quince is a 2 Bedroom ground floor apartment with an enclosed outside seating area. The accommodation sleeps 3 people across 1 double and 1 single bedroom. The shower room is accessed off the kitchenette, which in turn is accessed from the lounge/dining area. This is the most accessible of our cottages.
