If you search 'holiday park management software UK', In-Site has been on the page for decades. Family-run in North Wales since 1984. Their homepage says 400+ parks in one place and 500+ further down; we won't pick a number for them. Desktop in the office, or hosted in their Manchester data centre.
I run HolidayFox, so this page isn't neutral. The real question: do you need Sage, site fees, owners and a barrier, or a booking system that takes the guest on your own website at 9pm?
What In-Site is, and what they do well
In-Site (insite-parks.co.uk) is park management software for holiday rentals, owner-occupied, tourers, tents and residential, or any mix. Editions: Complete, Park Admin, Bookings. You can run it on a local PC or in the cloud and move between them.
What In-Site does well:
- It's real park operations software: colour-coded booking chart, arrivals, site-fee invoicing, utilities, caravan sales, job sheets, standing orders.
- A Sage 50 & 100 link, which they call unique. If your accounts live in Sage, that's the reason to buy them.
- Optional park extras: interactive park map, barrier access, EPOS, membership passes. They're quoted as add-ons.
- UK in-house support and a dedicated account manager. Established 1984. They publish 400+ and 500+ on the same homepage (insite-parks.co.uk, checked 2026-09-11).
Online bookings are an add-on, not part of the core licence. Web bookings download into an import manager for you to approve or reject. If you want park admin, Sage and a chart you've used since the 90s, In-Site is a credible choice. We won't invent a price.
What HolidayFox is, and where we are different
HolidayFox puts a Book now button on your website, or on one we build for you. Guests pick free dates and pay by card without leaving your site.
A chat answers guests any time of day and helps them book with you. For now they pay through the Book now button; paying in the chat is rolling out.
Pitchup, Airbnb and Booking.com bookings land in the same calendar, so you're never double-booked. We list you on holidayfox.com and in Google's hotel search, and set it all up for you.
You don't need In-Site to run your calendar.
- Where the guest pays. In-Site can install booking pages into your site; new bookings wait in an import manager. With HolidayFox, guests pay by card on your website.

Who each one is right for
- Choose In-Site if you run a residential or mixed park and need Sage, site fees or owners.
- Choose In-Site if you want software installed on an office computer, not only online.
- Choose HolidayFox if you have a simple website and guests still go to Pitchup after hours.
- Choose HolidayFox if you'd rather pay when guests book than a quoted licence before the season starts.

Is HolidayFox an In-Site alternative?
Yes, for your calendar and website bookings. In-Site's extra is park operations: Sage, site fees, owners, barriers. If you don't need those, you don't need In-Site.
Can I keep In-Site and use HolidayFox?
Yes. HolidayFox can share dates with it, so you're never double-booked. Running both is optional, not the usual setup.
How much does In-Site cost?
In-Site doesn't publish a price list. It's a quoted licence by edition, plus add-ons such as online bookings. Don't treat a guessed figure as their invoice.
What does HolidayFox cost?
HolidayFox is free for the Book now button, or from £12.99/month for a website we build for you, plus 5% commission on bookings taken through HolidayFox. No joining fee. Card fees are separate: Stripe, the card-payment company, takes its standard fee (1.5% + 20p for UK cards).
