If you search “holiday park management software UK”, In-Site is one of the names that has been on the page for decades. Family-run in North Wales since 1984. They say 400+ parks on the homepage and 500+ further down the same page — we will not pick a number for them. Desktop in the office, or hosted in their Manchester data centre.
I run HolidayFox, so this is not a neutral page. In-Site is a real park PMS. HolidayFox is a real PMS. The useful question is whether you need Sage, site fees, owners and a barrier, or a book that takes the guest on your own website at 9pm.
What In-Site is, and what they do well
In-Site (insite-parks.co.uk) is park management software for holiday rentals, owner-occupied, tourers, tents and residential — or any mix. Editions: Complete, Park Admin, Bookings. You can run it on a local PC or in the cloud and migrate between them.
Things In-Site genuinely does well:
- It is a real park-ops PMS. Colour-coded booking chart, arrivals, site-fee invoicing, utilities, caravan sales, job sheets, standing orders.
- Sage 50 & 100 link — they call that unique. If your accounts live in Sage, that extra is the reason to buy them.
- Optional park extras: interactive park map, barrier access, EPOS, membership passes. Quote those as add-ons — they are not the diary.
- UK in-house support and a dedicated account manager. Established 1984. They publish 400+ and 500+ on the same homepage (insite-parks.co.uk, checked 2026-09-11).
Online bookings are an add-on, not the core licence. Web bookings download into an import manager for you to approve or reject. If your priority is “park admin + Sage + a chart we have used since the 90s,” In-Site is a credible answer. We will not invent a price.
What HolidayFox is, and where we are different
HolidayFox is a full PMS for independent stays: calendar, bookings, payments, guest messaging, self check-in, a daily agenda, a booking widget or hosted website, after-hours live chat, and Google Hotels.
Widget checkout is live on your domain (Stripe). Paying inside the chat thread is still rolling out. You do not need In-Site for the diary. If you already have it for Sage or owners, iCal can sync — you do not have to.
- Job to be done. Both can hold a book. HolidayFox also answers after hours and lists you on Google Hotels. In-Site’s extra is park ops (Sage, site fees, owners, barriers).
- Where checkout lives. In-Site can install booking pages into your site; new bookings wait in an import manager. HolidayFox takes card on your domain in the on-page widget.
- How you pay. In-Site: quote-only licence (Complete / Park Admin / Bookings; online bookings extra). HolidayFox: free for the widget, or from £12.99/month for a full website plus 5% commission on bookings taken through HolidayFox.
- Desktop. In-Site still sells a local install. HolidayFox is cloud — the book is on your website.

- • You want a local desktop install, not only a cloud book.
- You want one system for the diary, website checkout, after-hours live chat and Google Hotels.
- You have a brochure site and guests still bounce to Pitchup after hours.
- You want to pay when they book, not a quoted park-ops licence before the season starts.
