If you search 'holiday park management software' or 'campsite booking system', SmartPark Bookings (smartparkbookings.co.uk) is often on the page. Based in Sutton Coldfield, cloud, built for touring parks, caravan parks and holiday resorts. They sell the office: bookings, owners, fleet, alerts.
I run HolidayFox, so this page isn't neutral. The real question: do you need ground-rent invoicing and winterisation, or a booking system that answers the guest at 9pm on your own website?
What SmartPark is, and what they do well
SmartPark is cloud software for several users at once. It adds a live availability calendar and a three-step booking flow to your website, plus a customer area where guests pay deposits and change details without ringing the office.
What SmartPark does well:
- It's real park software: drag-and-drop availability calendar, group and rally bookings, automatic emails and invoices.
- Owner and fleet extras: ground rent, gas, meter readings, safety certificates, drain-down and recommissioning, sales history. That's park operations.
- An alerts centre: arrivals, balances due, cleaning lists, late stays, certificates due. Built for a staffed reception.
- Priced by what you use and how many pitches. They don't publish a price list (smartparkbookings.co.uk, checked 2026-09-11).
If you want one cloud system for the hire fleet, the owners and the website calendar, and you'll staff the evening phone, SmartPark is a credible choice. We won't claim to undercut them per pitch.
What HolidayFox is, and where we are different
HolidayFox puts a Book now button on your website, or on one we build for you. Guests pick free dates and pay by card without leaving your site.
A chat answers guests any time of day and helps them book with you. For now they pay through the Book now button; paying in the chat is rolling out.
Pitchup, Airbnb and Booking.com bookings land in the same calendar, so you're never double-booked. We list you on holidayfox.com and in Google's hotel search, and set it all up for you.
You don't need SmartPark to run your calendar.

Yes, for your calendar and website bookings. SmartPark's extra is park operations: owners, fleet, alerts. If you don't need those, you don't need SmartPark.
Can I keep SmartPark and use HolidayFox?
Yes. HolidayFox can share dates with it, so you're never double-booked. Running both is optional, not the usual setup.
How much does SmartPark cost?
